Paradise is this secluded oceanfront beach house on the Mexican Caribbean. Enjoy the magnificent view from the balcony of this 2 story house overlooking a secluded palm lined beach with crystal clear blue water and a view of the MesoAmerican Reef only 500 yards offshore. You can wade out 500 feet and go snorkeling around huge brightly colored coral heads or go fishing right out your front door. Fully furnished kitchen. Floor fans, lights and refrigerator powered by Solar Panels, plus a 5000 watt generator, 8 Brand New Rolls marine battery bank for power storage (replaced 2018). All the furnishings and amenities you need to make for a memorable one of a kind vacation in paradise are included. Just bring your suitcase. Plenty of room for the whole family. The downstairs has a master bedroom w.full ensuite bath with livingroom/diningroom area and kitchen and patio overlooking the ocean. The upstairs has a large bedroom with double bed, full bath and seperate livingroom/kitchen area with queen size futon that can also be used as a bedroom. The upstairs has a separate backdoor entrance from the downstairs so can be used as a duplex or as a single family as there is a door in the foyer that can be opened to adjoin them.
There is High Speed Internet access w.wireless and an Upstairs office that has it's own desk and balcony overlooking the ocean. A perfect getaway for the romantic couple, writer or artist seeking a place to escape and create.
You live totally off the grid here so are very independent-great for survivalists!
Plenty of coconuts here as it used to be a coconut plantation and all kinds of fruits, nuts & vegetables grow well in this area:
Buy locally or grow your own almond trees, bananas, pineapples, noni, papayas, mangoes, avocadoes, plantain, cantalope, watermelon -all the same things you can grow in Floridas sandy soil grow here too.
Gas is the same price as in the US. Driving here from Houston, TX takes 4 days and costs about $1500 for gas, food and good hotels.
I use Sanborns Insurance for Mexican auto insurance - you must keep full coverage in the USA if you want to be covered by full coverage in Mexico. You may also want to check with Lewis&Lewis as it may be cheaper.
There is a Sams Club, Chedrai - similar to WalMart, Walmart, Office Depot, McDonalds, Wendys, Burger King and Mall of the Americas in Chetumal. Yes major credit cards accepted - just like in the US.
It's great because you can actually drive here from the USA.

If you plan to buy groceries and then drive down you will need to get up very early so you will get to xcalak before the sun sets.
You should buy your groceries at a grocery store in Playa del Carmen as the traffic in Cancun makes them harder to find.
Playa del Carmen further south also has a Mcdonalds and Burger king on each side of highway 307. As you go south on 307 in Playa del Carmen (there is alot of construction) across from the burger king you will see a Sorianas grocery store on the right in a mall that is easy to get to. It is on the right (west) side of 307.

The main drag going into Playa Del Carmen towards the beach and all the shopping is Constituentes going east if you want to see what Playa looks like and there are also alot of large grocery stores there as well as walmart. There is a Subway in Tulum you may want to stop at on the way down.
In Xcalak the Leaky Palapa on the main drag is best for dinner (email for reservations)

$100,000 Handyman Special Price as it now needs: better beach cleaning, all buildings need painting, lots of yard maintenance, palm trees trimmed, minor repairs such as doors replaced on generator building and cottage. New rollers put on sliding glass doors, new screens. New window cranks on jalouseys, windows and screens cleaned. Could use a new stove and couch downstairs. Wooden furniture is 17 years old. Needs plumbing added to upstairs kitchen sink. Needs a new well pump. Workshop/Storage building needs to be cleaned and organized. New door needed on cottage and screens and windows cleaned. Septic pumped out. (caretaker was supposed to pay to have it done from rents she collected.) Present caretaker has no interest in sharing space owner so you will have to find your own caretaker if you don't plan on living in it full time. She has not been taking care of the place is the reason it has deteriorated so much and the owner has not been there in 2 years. Pictures do not reflect present condition as present Unpaid caretaker is not motivated to do maintenance. She deliberately has not maintained it making it very difficult to sell-because she doesn't want it sold so she can have a free place to stay. The owner has not been able to find someone to replace her but is looking. She gets to rent it out and keep whatever she makes from it in exchange for staying there. Please do not ask for updated pictures as I have none - just drive down to see it. To answer questions recently: No neighbors or power lines for 3 miles down a dirt road until you get into the tiny gravel road fishing village of Xcalak. Marino base 2 miles south runs on diesel generator. Best to drive an SUV or Jeep. Owner is in his 80's and is wanting a cash sale as he is in poor health.

This house comes fully furnished w.1 medium size refrigerator downstairs, 1 minifridge upstairs. Propane stove, pots, pans, dishes, glasses, silverware, towels and linens. Includes all the yard tools, hand tools, power tools. Groceries can be bought in Cancun before driving down and closer in Xcalak, Mahahual or Chetumal after arriving. It is completely self sufficient with 8 - 235 watt solar panels on the roof, 1 - 5000 Watt gas generators for power, 8 Rolls Marine Batteries for power storage, 2 wells, 6 water storage tanks (tanakas) and a 1000 gallon cistern giving you a total of 2500 gallons of water storage. Propane is used for heating water and cooking. Has an oceanview guest cottage out back that did rent for $400 monthly when it was in good condition, and 12' X 35' storage building. Comes with both local grid receiving antenna providing high speed wireless internet access thru a router upstairs - you can actually use your laptop and be online right on the beach! Drinking water is picked up in town in 5 gallon containers and is stored on premise or cistern water can be purified. Electricity is in town 3 miles away w.small locally owned convenience stores in town.

Large well maintained Paved Airstrip's own security 5 miles away. Aviation Fuel in Cancun or Chetumal. This area is famous for its diving, fishing, mayan ruins and proximity to shopping in Belize by boat. San Pedro Belize is an hours boat ride away. Local dive shop and fishing guides will pick you up right in front of the house for diving, fishing and exploring. Most popular snorkeling reef and fishing hole right in front of this house and cut in reef to go out deep sea fishing.
Shallow draft boats can pull up to the waters edge. The waters are very calm as it is actually considered to be a bay protected by the reef.

Car Shipping
Ship 5-6 days a week to Progreso. Depending on where you are driving from in the US the gas, tolls, hotels and so forth are about the same as the shipping fee.
